Frequently Asked Questions

Limit adjustment settings regulate the points at which the door will stop when moving up or down. The door will stop in the up direction if anything interferes with the door travel (including binding or unbalanced doors).

To operate the opener, press the Door Control push bar. Run the opener through a complete travel cycle.

Does the door open or close completely? Does the door stay closed and not reverse unintentionally when fully closed? If your door passes both of these tests, no limit adjustment is necessary unless the reversing test fails.

Adjustment procedures are outlined below. Run the opener through a complete travel cycle after each adjustment.

Repeated operation of the opener during adjustment procedures may cause the motor to overheat and shut off. Simply wait 15 minutes and try again.

WARNING

Without a properly installed safety reversal system, persons (particularly small children) could be SERIOUSLY INJURED or KILLED by a closing garage door.

Too much force on the garage door will interfere with proper operation of the safety reversal system. NEVER use force adjustments to compensate for a binding or sticking garage door. After ANY adjustments are made, the safety reversal system MUST be tested. Door MUST reverse on contact with 1-1/2" (3.8 cm) high object (or 2x4 laid flat) on floor. Adjust Travel Limits

If the door does not open completely, but opens at least five feet:

Increase the Up travel. Turn the UP adjustment screw clockwise. One turn equals 2" of travel. NOTE: To prevent the trolley from hitting the cover protection bolt, keep a minimum distance of 2-4" between the trolley and the bolt.

If the door does not close fully and stops short:

Increase Down travel. Turn the DOWN limit adjustment screw counterclockwise. One turn equals 2" of travel. If the door still won't close completely and the trolley bumps into the pulley bracket, try lengthening the door arm. If you have adjusted the door arm to the maximum length and the door still will not close completely, lower the header bracket. If the door reverses in fully closed position:

Decrease Down travel. Turn the DOWN limit adjustment screw clockwise. One turn equals 2" of travel. If the door reverses when closing and there is no visible interference to the travel cycle:

If the opener lights are flashing, the Safety Reversing Sensors are either not installed, misaligned, or obstructed. Test the door for binding. Pull the manual release handle. Manually open and close the door. If the door is binding, call for garage door service.

If the door is not binding or unbalanced, adjust the DOWN force. Adjust Force Controls.

Test the DOWN (close) force by following these steps:

Grasp the door bottom when the door is about halfway through DOWN (close) travel. The door should reverse. Reversal halfway through down travel does not guarantee reversal on a 1-1/2 inch obstruction. If the door is hard to hold or doesn't reverse, decrease the DOWN (close) force by turning the control counterclockwise. Make small adjustments until the door reverses normally. After each adjustment, run the opener through a complete cycle.

Test the UP (open) force by following these steps:

Grasp the door bottom when the door is about halfway through UP (open) travel. The door should stop. If the door is hard to hold or doesn't stop, decrease the UP (open) force by turning the control counterclockwise. Make small adjustments until the door stops easily and opens fully. After each adjustment, run the opener through a complete cycle.

If the door doesn't open at least 5 feet:

Increase UP (open) force by turning the control clockwise. Make small adjustments until the door opens completely. Re-adjust the UP limit if necessary. After each adjustment, run the opener through a complete travel cycle. If the door reverses during the DOWN (close) cycle and the opener lights aren't flashing:

Increase the DOWN (close) force by turning the control clockwise. Make small adjustments until the door completes a close cycle. After each adjustment, run the opener through a complete travel cycle.

NOTE: Do not increase the force beyond the minimum amount required to close the door.

After ANY adjustments are made, the Safety Reversal Test MUST be done. The door MUST reverse on contact with 1-1/2" (3.8 cm) high object (or 2x4 laid flat) on floor after any travel and force adjustment.

Garage door openers have different systems that open a garage door. A chain drive uses a chain as the mechanism to help open/close a door; a belt drive a belt mechanism; a screw drive a corkscrew rod; and a direct drive attached directly to the torsion bar to help open/close a garage door. Belt drive openers tend to be quieter than chain drive openers. Screw drive openers are known to require less adjustment over time. Direct drives take up less space in your garage.

Many garage door openers can be repaired and may be a less expensive option. However, there are times when opener replacement is recommended. According to LiftMaster, one of the leading manufacturers of garage doors openers, all garage door openers manufactured prior to 1993 should be replaced, rather than fixed. This is to ensure the highest degree of customer safety and satisfaction due to a Consumer Products Safety Commission (CPSC) law. Many garage door openers prior to 1993 are not equipped with infrared sensors or other external entrapment protections devices and do not meet today’s standards for garage door opener safety.

We recommend that a composite wood door is re-painted or stained every two years, depending on the location of the door. Some doors that have excessive sun exposure may need to be finished one time per year.

We recommend that you wash your steel door a minimum of one (1) time per year with: (a) One cup of Tide® (or other common detergents which contain less than 0.5% phosphate), dissolved into five gallons of warm water. NEVER BLEND CLEANSERS OR DETERGENTS WITH BLEACH.

The use of a well-soaked cloth, sponge, brush (with very soft bristles) or low pressure spray washer is recommended. Once the door is washed, thoroughly rinse with clean water to eliminate the possibility of residue.

In addition, lubrication of springs, rollers and hinges is recommended on a yearly basis with Amarr Super Lube or similar non-silicone based lubricant (e.g. 10W-30 motor oil). Visually inspect springs and cable for wear and binding once each year. Do not attempt to remove, repair or adjust springs. Do not attempt to remove or loosen any red fasteners found in high torsion areas, such as bottom brackets or spring plates. HIGH SPRING TENSION CAN CAUSE SERIOUS INJURY OR DEATH.

In case any damage is suspected to the garage door spring and cables, contact us at 612-400-9295 and our expert technicians will be there at your door step with fully stocked tune-up vans in no time.

A garage door raises and lowers with the assistance of springs. Broken and or worn springs will cause the door to be heavy and thus cause an extra load on the garage door opener. The extra load can be dangerous for reversing mechanisms and cause premature failure of the garage door opener. Having a technician check the garage door springs, rollers and garage door opener is good preventative maintenance for your garage door.

There are several tests you can perform to tell if your door is balanced. Before testing your door, disengage you electronic opener.

  1. Raise your door in 1' increments, and the door should stay in place.
  2. When you lower the door, the door lowers in a controlled manner and doesn't slam down.
  3. When you raise the door, the door rises at a controlled pace.
  4. When the door is fully-raised in the open position, the bottom of the door should be aligned with the bottom of the header of the door opening.

Since garage doors were first built, garage doors have been made out of wood because they offer the most personalized and decorative options. Wood doors provide security and insulation, but tend to be higher priced due to its individual customization in manufacturing. Wood doors can be painted or stained to match the exact look you desire. The challenge with wood doors is their tendency to expand and contract with changes in termperature. Wood garage doors are an excellent choice when you want the natural, warmth and beauty of wood to match your entry door and home.

Steel doors may require less maintenance than a wood door. Amarr steel doors are pre-painted with a factory-applied baked-on coating. Amarr recommends an annual cleaning of the exterior of the door with a common household detergent and warm water at least one time per year. Amarr wood doors are unfinished and need to be primed and painted or stained on all six sides of the door before installation. Amarr recommends visual inspection of the paint or stain finish on wood doors one time per year to confirm if another finish application is necessary.

Many manufacturers use R-values to show the energy efficiency of their product. This number is calculated based on the thickness of the insulation and its chemical properties. Therefore, most of the published R-value numbers reflect only the R-value of a section, not of the installed door. A door's insulating capabilities can be greatly affected by the door's construction. For that reason, Amarr's insulated doors are built to maximize energy efficiency. Our thermal break, door section construction and insulation help keep your garage as comfortable as possible. When comparing R-values, make sure manufacturers' R-value are calculated similarly.

A garage door opening is very large. Insulated doors will help to reduce the transfer of heat or cold air into your garage. This is important for a number of reasons:

  1. If your garage is attached to your home, air in the garage can travel through the doorway to your living area. An insulated garage door will reduce the transfer of air from the outside to the inside.
  2. If you use your garage as a workshop, your comfort will be a top priority. An insulated garage door will help keep the temperature in the garage within a narrower temperature range as compared to the extreme range of the outside temperature.
  3. If your garage is below another room in your home, air can travel through the ceiling of the garage into the floor of the room above. An insulated door will keep temperatures in the garage fairly stable to reduce the temperature fluctuation in the room above.
  4. An insulated garage door is generally quieter and has a more attractive interior than a non-insulated door.

The two types of springs used on garage doors today are extension and torsion springs. Extension springs are attached on either side of the door and stretch along the horizontal track when the door is closed. Torsion springs are typically located just above the top section of the door and are mounted to the header. They are wound springs and do not expand or contract when the door is moved. Torsion springs are a better choice because they balance the weight of the door better than extension springs for smoother operation and safety. Watch the Amarr spring video to learn more.

If an electric garage door opener has been installed on your door, it may not be necessary to have a lock. Properly installed, electric openers can function as the lock, making it improbable that an intruder would be able to lift your door from the outside. If you have an older opener, check to see if your door can be lifted from the outside.?DASMA, the trade association for the garage door industry, discourages homeowners from attaching a lock when an opener has been installed, because too frequently, a child or other family member will accidentally lock the door. If someone then tries to open the door using the electric opener, the opener will pull against the lock causing the door to be damaged.

If no opener is installed on your garage door, a lock is highly recommended. A standard Amarr residential steel door is sold without locks since most garage doors are used with garage door openers. Optional locks may be purchased from Reliable Garage Door.

Standard headroom applications require 12" to 18" of space between the bottom of the opening header and the unobstructed ceiling. However, Amarr specializes in custom-built applications. A variety of special track options is available and makes it possible for many unusual garages to be fitted with doors. By using low-headroom track, it is possible to install a door with a garage door opener in an area that has as little as 9-1/2" of headroom.

Other special track applications include:

  1. Vertical lift track, for use in situations where the ceiling is extremely high and the garage door has room to lift straight up.
  2. Follow-the-roofline track, which is used when the ceiling of the garage is pitched at the angle of the roof, making it desirable for the door to follow the same angle, thus providing additional overhead room.
  3. Hi-lift track, which is used when the ceiling is unusually high, but the door must still retract to a horizontal position.

Each homeowner has unique needs for a new garage door based on the desired styling, the level of care & maintenance required, the energy efficiency and the location of the garage in one’s home. Steps to determine which garage door best suits you are:

  1. Determine the material that best suits the care & maintenance that you desire. Amarr offers garage doors made from steel, wood composite, wood and aluminum.
  2. Choose the door design that best complements your home, including window, color and decorative hardware options.
  3. Determine the level of energy efficiency and noise reduction that best suits your needs depending on if you have a room above or adjacent to your garage or have children that play in front of the garage. Most Amarr doors are available with insulation or no insulation options.

If your garage door does not operate, the door is a potential hazard. Do not try to fix on your own, instead contact a professionally trained garage door dealer. Another reason to replace a garage door is to enhance your home’s curb appeal. According to the 2010 Remodeling Cost vs. Value Report, garage door replacement is the #2 remodeling project in regards to return on investment. The report states that replacing your garage door will return 84% of the cost at the time of home sale. Lastly, your current garage door may be fading, sagging and just in need of a replacement. If you have a wood garage door that needs re-painting, replacing it with a new pre-painted steel garage door may be a better value. Painting a garage door adds significant weight to a door which may affect the spring and the performance of the garage door and opener.
